Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Size and layout

We start from your footprint, ceiling height, door and window openings, and how much of the building is living space versus shop. That split drives the frame design more than square footage does.

Engineering for your county

Drawings are stamped by a Georgia-registered engineer against the design criteria your jurisdiction has filled into its Table R301.2: ultimate design wind speed, exposure category, seismic design category and any wind-borne debris requirement that applies to your parcel.

Fabrication and delivery

The frame is fabricated, then delivered to your lot on a schedule you confirm. We stage delivery so the slab is cured and the site is accessible before steel arrives.

You get the erection drawings, bolt schedule, and phone support. If you would rather not swing steel yourself, we quote erection as an add-on.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Clear span width

    The distance between columns drives frame weight faster than anything else. Going from 40 to 60 feet of clear span costs more than adding 20 feet of length.

  • Eave height

    Taller columns need heavier sections and bigger footings. An RV bay at 16 feet is a different building from a 10 foot eave, not a taller version of it.

  • Openings

    Every large door and window interrupts the frame and needs headers and reinforcement around it. A wall of glass costs more than a wall.

  • Delivery access

    A 70 foot trailer needs room to turn and a surface it will not sink into. On a red clay track after a wet week that is a real constraint, and it means smaller loads and more of them.

What is actually in the kit, and what do I still have to buy?
You get the engineered structure and the envelope: primary frame, secondary framing, roof and wall panels, fasteners, trim, closures, and the stamped drawings. You do not get the slab, the doors and windows, insulation, or anything on the inside. People underestimate that second list, so we hand you a written exclusions sheet with every quote rather than letting you discover it later.
Can I put it up myself?
Plenty of people do. Erecting a small frame is realistic for someone comfortable with heavy work who can rent a telehandler and bring three or four helpers for the frame days. Two honest cautions: the anchor bolt layout has to be right before the pour to tolerances measured in fractions of an inch, and a frame is at its most dangerous half-erected and not yet braced. If you would rather not, we quote erection as an add-on.
Do I actually need engineered drawings, or can I just buy a cheaper kit online?
You need them, and this is the most expensive thing people get wrong on this building type. The 2024 International Residential Code, which Georgia adopted with amendments effective 1 January 2026, lets a house be built to the prescriptive provisions of one of a short list of standards: the AWC Wood Frame Construction Manual, AISI S230 for cold-formed steel framing, or ICC 400 for log structures. A clear-span rigid frame is none of the three. That puts it under R301.1.3, which requires those elements to be designed in accordance with accepted engineering practice. What should I ask a kit supplier before I pay?
Three questions, and they take a minute. Is the set sealed by an engineer registered in Georgia, not just sealed somewhere. Is it engineered to the design criteria my jurisdiction has actually adopted in its Table R301.2, rather than to a generic national spec. And does the quote include the foundation and anchor bolt plan, because a frame drawing without one leaves the most tolerance-critical part of the job undefined. A supplier who answers all three cleanly is selling you something you can permit.
My county does not inspect. Do I still need any of this?
Yes, and this catches people out in Georgia specifically. The state minimum standard codes apply to any structure built in Georgia, in the Department of Community Affairs’ own words, whether or not the local government chooses to locally enforce them. A county with no building inspection department is not a county with no building code. What changes is only who checks. The consequences turn up later instead, at appraisal, at resale, or when an insurer asks how the building was engineered.
How long from order to delivery?
Typically several weeks for engineering and shop drawings, then fabrication and freight. The honest answer is that it varies with mill lead times and how quickly you approve drawings, and anyone quoting you a firm date before the design is settled is guessing. We stage delivery so steel does not arrive before the slab is cured and the site is accessible.
Do you deliver across Georgia?
Yes, to the cities and counties we serve and the rural land around them. Freight cost scales with distance from the fabricator rather than distance from our Macon office, so a North Georgia delivery and a coastal one can price differently than the map suggests. We show freight as a line item rather than burying it in the kit price.
