How a steel construction project runs

Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Frame selection

Red-iron for long clear spans and heavy loads, light-gauge for interior framing and smaller footprints. We size the frame to the building rather than the other way around.

Connection engineering

The load path from roof panel to purlin to frame to anchor bolt to footing is engineered and documented. This is the part that carries an inspection.

Anchor bolts and slab

Anchor bolt placement is set before the pour, to tolerances measured in fractions of an inch. Getting this wrong is the single most expensive mistake on a steel build.

Erection and inspection

The frame is erected, plumbed, and torqued to spec, then inspected before the envelope closes it in.

That is not an argument that timber cannot be built here, because it plainly can and mostly is. It is an argument that the structural frame is the one part of the building you cannot re-treat, replace or inspect easily once the walls are closed, and steel takes that whole category of risk off the table permanently.

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Frame weight

    Steel is priced by the pound before it is priced by the building. Span, height, roof pitch and the design criteria your county adopted all decide how many pounds the frame needs.

  • Mill pricing at time of order

    Steel is a commodity and it moves. A quote has a validity window for a real reason, and locking the order is what fixes the price rather than signing the contract.

  • Erection labour

    Frame days need a crew and a machine. Access, ground conditions and how much of the building goes up in one lift all change what that costs.

  • Panel and coating spec

    Gauge, finish and coating class carry a wide range. Within about a mile of salt water on the Georgia coast this stops being a preference and becomes a specification.

Does a steel building feel like a barn inside?
Only if it is finished like one. Once the interior is framed, insulated and finished, you are standing in a house, and the thing most visitors notice is the ceiling height and the absence of interior columns rather than the material. The exterior is where you decide how much of the barn look to keep, and that is a design choice rather than a constraint.
Is steel more expensive than wood?
The frame usually is. The building often is not, once you account for longer clear spans without interior bearing walls, faster erection, and not having to design around termite and rot exposure in the structure. Where steel clearly wins on cost is at large spans and tall eaves, because that is where timber starts needing engineered members anyway.
What about rust?
Coating class and detailing decide it. Inland Georgia is an unremarkable environment for a properly coated building. The six coastal counties are a genuinely different specification, because salt spray shortens the life of an under-specified coating and the fasteners fail before the panels do. If your parcel is near the coast, ask what coating class and fastener spec a quote is based on, and be suspicious of one that does not say.
Will lightning be a problem in a steel building?
No, and it is closer to the opposite. A grounded steel frame is a conductive path to earth, which is a better place for a strike to go than through a timber roof. The building still needs correct electrical bonding and grounding, which the electrical code requires anyway and which your electrical inspection covers.
Do I need a Georgia engineer for the steel package?
Yes. The seal is what makes the drawings a permit set in this state, and it needs to come from an engineer registered here. This is the most common reason a cheap online package cannot be built as purchased: the engineering may be perfectly sound, but it was not sealed by someone licensed in Georgia against the criteria your jurisdiction adopted.
How does steel handle Georgia’s red clay?
The frame does not care; the foundation does. Georgia clay shrinks and swells with moisture, and a rigid frame concentrates its load into a small number of heavily loaded footings rather than spreading it along a continuous wall. That combination is exactly why the geotechnical work matters more on this building type than on a conventional house, and why we would rather test the soil than assume it.
