Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Split the building

We decide the shop-to-living ratio and where the wall between them lands. This single decision sets the frame, the slab, and how the permit gets classified.

Fire separation between shop and dwelling is a code requirement, not an upgrade. We detail the rated assembly and the door hardware at design stage.

The shop side usually wants a thicker slab with a different finish than the living side. Both get poured in one operation with the transition detailed.

Fire separation, the door between the two, and how the shop is ventilated are all specified rather than optional. Getting that wall right at design stage is straightforward. Discovering it at inspection, after the shop is finished, is not.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Living-to-shop ratio

    The split drives the number far more than total square footage does. Finished residential space and open shop space are different products at very different rates.

  • Separation and fire rating

    The assembly between shop and dwelling, and the door through it, are code-specified. It is a modest cost designed in and an expensive one retrofitted.

  • Shop ventilation and heating

    A working shop attached to a house needs its own air strategy so that what happens in the shop stays there. This is routinely forgotten until it is a problem.

  • Overhead doors

    Size and number matter structurally as well as financially. Every large opening interrupts the frame and needs reinforcement around it.

What exactly is a shouse?
A shop and a house in one structure, usually with a working bay under the same roof as the living space. The name is regional slang rather than a code term, so on your permit application it is a dwelling with an attached garage or workshop, and it is reviewed as one.
Can I run a business out of it?
That is a zoning question rather than a building code one, and the answer changes by county and by district. A home occupation is permitted in many rural Georgia zoning districts within limits on employees, traffic, signage and outdoor storage. A business that brings customers, deliveries or employees to the site is usually a different use entirely. Check the district before you build, because the building will be very hard to un-build if the answer is no.
How is the shop separated from the living space?
By a rated assembly with a rated, self-closing door through it. The residential code treats an attached garage or workshop as a distinct hazard from the dwelling and requires the separation for exactly the reason you would expect. It is not onerous, but it does have to be drawn, built and inspected rather than assumed.
Can I heat and cool the shop?
Yes, and it is worth deciding early because it changes the envelope. A conditioned shop is inside the thermal boundary and needs the insulation and air sealing to match; an unconditioned one is outside it and the separating wall becomes an exterior wall in energy terms. Retrofitting from one to the other means opening up finished construction.
Does the shop count toward the house square footage for permitting or taxes?
Generally the two are counted separately, with the finished living area assessed differently from unfinished shop space, but the specifics are set by the county tax assessor rather than by the building code. It is worth a call to the assessor’s office before you finalise the split, because on a large building the difference is not trivial.
