40x60 Barndominium Floor Plans in Georgia

40 feet by 60 feet works out to 2,400 sq ft under roof. What makes it a good footprint rather than just a commonly quoted one is the geometry: 40 feet is wide enough to run two full rows of rooms either side of a circulation spine instead of a single hallway with rooms down one side, and it is the direction built as the clear span, so widening past it costs more than the extra square footage suggests. The 60-foot direction is simply where the frames get spaced out, which is why length is the cheap way to grow this building. In Georgia the footprint clears every published minimum dwelling size in the counties we build in, which a 30x40 does not. What decides whether the plan passes is not the 2,400 sq ft but how it is split, how steep the roof is, and what the walls are clad in.

What actually changes at this size

The dimensions are the easy part. These are the decisions that follow from them.

Clear span orientation

Columns run down the two long 60-ft walls and each truss or frame clear-spans the 40 ft between them. Post-frame carries no prescriptive spacing table because it is an engineered system: 8 ft on centre is routine and 12 ft is achievable with the right truss design. Red-iron typically runs 20 to 25 ft bays. Spacing is a load calculation, not a rule of thumb.

Minimum roof pitch is set before fabrication

Bartow County requires a minimum 5:12 pitch on any single-family dwelling and checks it at the zoning counter before you reach building inspections. Walton County requires 5:12 as well, Hall County 4:12, Jackson County 3:12. On a 40-ft span, going from 3:12 to 5:12 raises the ridge 3 ft 4 in above the eave, deepens every truss by the same amount and adds around 5% to the roof area. Pitch is frame geometry, so it is specified before steel is cut.

2,400 sq ft clears the minimums. The split decides it.

2,400 sq ft is above every published minimum dwelling size in the counties we build in, which a 1,200 sq ft footprint is not. But Jackson County's Unified Development Code counts only heated living space toward its 1,400 sq ft minimum, expressly excluding garages and unheated basements, so a 40x60 split 1,000 living to 1,400 shop still fails there. Newton County does the same at 1,800 sq ft in its RE and AR districts.

The foundation is sized at the columns

A clear-span building has no continuous bearing wall. Roof load, uplift and overturning all collect at discrete columns down the two long walls, and the slab between them is a floor. At 12-ft frame spacing each column takes about 480 sq ft of tributary roof; at 20-ft bays it takes 800. Footings are sized by that number and by uplift, not by the building's 2,400 sq ft.

The direction that matters

The 40-foot side is the expensive direction. The 60-foot side is nearly free.

In both post-frame and steel construction, 40 feet is built as the clear span and 60 feet is the direction the frames or trusses are spaced along. Adding 20 feet of length adds another frame line, the purlins between it and the last one, and more panel and slab, and nothing already in the building has to get bigger. Widening from 40 to 60 feet of clear span makes every truss deeper and heavier and grows every column and footing under it. That is why the shop belongs on the end of a 40x60 rather than down one side: a 20-foot-deep shop across the full width still leaves a 40x40 house with two rows of rooms, while a 20-foot-wide shop down the 60-foot side leaves a corridor with rooms on one side of it.

A 40x40 residence with a 20x40 shop or garage bay taken off one end. Three bedrooms and two baths still lay out on two full rows of rooms because the living portion keeps the full 40 ft of width. Enough shop for two vehicles and a workbench without giving up much house.

Balanced house and working shop

1,400 sq ft living / 1,000 sq ft shop

Two to three bedrooms and two baths against a shop sized for regular work, usually fronted by two 12x12 doors or one 14x14 roll-up. Twelve feet of eave covers standing vehicle work and 14 ft covers a two-post lift. This split sits exactly on Jackson County's 1,400 sq ft heated minimum, so there is no room in it to trim the house later.

A genuine configuration for a buyer whose priority is the workspace, and the one that runs into Georgia zoning first. It fails Jackson County's 1,400 sq ft heated minimum, Walton County's 1,400 sq ft, Coweta County's 1,725 sq ft and the 1,800 sq ft minimums in Newton County's RE and AR districts and in South Fulton. It is straightforward in Newton County's A district, where the minimum is 1,000 sq ft heated. Which county and which district the land sits in decides whether this plan exists.

Is 2,400 sq ft enough to meet the minimum house size in my county?
On paper, yes, everywhere we build. The highest published minimum dwelling size across the counties we serve is 2,000 sq ft and that one only applies on a particular large-lot subdivision route. The catch is how the minimum is measured. Jackson County's Unified Development Code sets 1,400 sq ft for a barndominium and its own definition of building floor area counts heated space only, expressly excluding garages, unheated basements and attic storage. Newton County uses 1,800 sq ft heated in its RE and AR districts against 1,000 sq ft in its A district. So a 40x60 with a big unheated shop bay can be well over any minimum as a building and still under it as a dwelling. We confirm the minimum and its definition for your county and district before drawing.
What roof pitch does a 40x60 need in Georgia?
It depends on the county, and it is a zoning rule rather than a building code one. Bartow County requires a minimum 5:12 pitch on any single-family dwelling, and its own permitting procedure makes confirming the pitch a step at the zoning counter before the building permit is applied for. Walton County also requires 5:12, including on the two-car garage it separately requires. Hall County requires 4:12 and Jackson County 3:12. That matters more than it sounds on a 40-ft span: 3:12 puts the ridge 5 ft above the eave, 5:12 puts it at 8 ft 4 in, so the truss is over three feet deeper, the roof gains about 5% in area and both gable ends grow. A package quoted at 1:12 or 2:12 is not a shingle choice away from complying in Bartow, Walton or Hall. It is a different frame.
Can I clad a 40x60 in metal in Georgia?
In most places yes, with the profile specified. Jackson County expressly permits non-corrugated metal siding and standing seam metal roofing. Hall County is the most flexible on the roof, allowing standing seam or a corrugated profile that simulates standing seam, and allowing painted or vinyl-covered metal lap siding. Walton County allows standing seam only and does not list corrugated roofing at all, and pushes the walls toward masonry and fiber cement. Dawson County is the one that decides a land purchase: the same clause prohibiting metal exterior wall cladding appears in five of its residential districts, including the 1.5-acre RSR district, while RA and RRE carry no such clause. The steel frame is unaffected in all of them. It is the cladding that is regulated, and it is worth settling before the land is bought.
Will a 40x60 take an RV or a car lift?
Yes, if the door and the eave are sized for it, which is where the numbers get underestimated. Measure the coach including roof-mounted air conditioning and antennas rather than the spec sheet, because a Class A can run close to 13 ft loaded. The widely quoted 14 ft door is right for a coach up to roughly 12 ft 6 in and no taller. RVIA supports coaches to 13 ft 6 in in travel mode, and one of those needs 14 ft 6 in of clear opening once you add the usual 12 inches of height clearance, which means a 16 ft door. Width lands on 12 feet as an arithmetic minimum and 14 feet as the size people are glad they bought. The part people miss is the hardware: tracks, springs and the opener hang below the header, so the eave has to clear the door plus the header plus the track. Twelve feet of eave covers standing vehicle work, 14 ft covers a two-post lift, and an RV bay wants 16 ft and up. A taller eave is a heavier column and a bigger footing at every frame line, so it is a structural decision made early rather than a dimension changed late.
Should the shop go on the end of the building or down one side?
On the end, almost always. Forty feet of width is what lets a 40x60 run two full rows of rooms either side of a circulation spine, which is the whole reason the footprint lays out better than the same square footage in a narrower building. Take a 20-ft-deep shop off the end and the living portion is still 40 ft wide, so a 40x40 house keeps two rows of rooms. Take a 20-ft-wide shop down one 60-ft side and the living portion is 20 ft wide, which is a single-loaded corridor with rooms on one side of it. Same square footage, same cost of frame, materially worse house.
Does the foundation change because the building is 40x60?
Not because of the square footage. A clear-span or post-frame building has no continuous bearing wall, so roof load, wind uplift and overturning all arrive at discrete columns down the two long walls, and the slab between them is a floor rather than a structural element. What sizes each footing is the tributary area of roof it carries and the uplift it has to hold down: at 12-ft frame spacing that is roughly 480 sq ft per column, at 20-ft bays roughly 800. Wider bays mean fewer, bigger footings, not less load. Georgia adds two specifics. Walton County requires that a pre-engineered building's foundation be designed by a registered architect or engineer, even though it otherwise exempts one- and two-family dwellings under 5,000 sq ft from needing a registered designer. Jackson County and Hall County both require either a slab or a closed masonry perimeter at least four inches thick beneath the ground floor, so an open pole-barn skirt does not comply in either.
