Every single-family dwelling in Hall County needs a minimum 4:12 roof pitch, at least a 6-inch roof overhang on all sides excluding gutters, and a roof of shingles, slate, tile, standing seam metal or corrugated metal that simulates standing seam. Septic clearance comes first
Since 31 March 2025, Environmental Health reviews the septic before a residential building permit application is submitted to Building Inspections, and no construction may proceed on a septic-served building until the Hall County Health Department has approved the installation.

Will Hall County let me build a metal barndominium?
Yes, but the Unified Development Code has appearance standards for every dwelling in the county and a lot of stock packages fail them. Section 2.2.1 requires a minimum 4:12 roof pitch, a roof overhang of at least 6 inches on all sides, and a roof of shingles, wood shake, slate, tile, standing seam metal or corrugated metal that simulates standing seam. Bare corrugated wall panel is not on the siding list either, though painted or vinyl-covered metal lap siding is. None of that is expensive if it is designed in from the start. It is very expensive if the kit is already built and on a truck, which is why we check these four items before anything is ordered.
My land is zoned AG-1 with a poultry operation on it. Can I put the house on the same parcel?
Yes. A single-family detached dwelling is a permitted use by right in AG-1, not a special use, and AG-1 allows two dwellings per lot on a five-acre minimum. Keep two setbacks in mind: the dwelling takes the district's 40-foot front, 15-foot side and 25-foot rear yards, and no commercial poultry house may sit within 200 feet of a side or rear property line. One thing to be clear about, because it costs people money: the agricultural character of the parcel does not exempt the house. Georgia's farm building exemption is written for structures that are not used for residential purposes, so the moment it is a home, it is a home for code purposes.
Do I need my septic approved before I can apply for the building permit?
Yes, and this changed on 31 March 2025. Environmental Health now reviews the septic before your building permit application goes to Building Inspections, rather than alongside it. The county ordinance also bars construction on a septic-served building until the Hall County Health Department has approved the proposed installation. On a rural parcel that makes the soil work the first thing on the schedule, not a later one, so we start it early rather than discovering a drainfield problem after the slab is designed.
Why does insulation cost more in Hall County than a barndominium the same size near Atlanta?
Hall County sits in IECC climate zone 4A. Almost all of metro Atlanta, Athens and Macon is zone 3A, which carries lower wall and ceiling targets. Zone 4A pushes the envelope up, and on a steel frame that usually means continuous insulation on the outside of the framing rather than cavity insulation alone, because steel conducts straight through a wall. A clear-span building also has no conventional attic to bury the ceiling insulation in. We confirm the exact assembly values against the energy code Hall County has adopted before pricing the shell.
What wind speed does Hall County design to?
Georgia does not set one number for the whole state. Table R301.2 in the residential code is filled in by each jurisdiction, so the ultimate design wind speed, the seismic design category and the frost line depth are local values. Hall County has not published its entries, so we confirm them directly with the Building Inspections Division before the frame is engineered rather than quoting a figure off a national map. A clear-span or post-frame building falls outside the code's prescriptive paths anyway, so those elements have to be engineered to the county's own criteria.
I have a lot on Lake Lanier. Does anything change?
Two things. Lots around the lake often sit in the V-C district, which allows a single-family dwelling on 21,780 square feet where there is public sewer or an approved private system and 35,000 square feet without, with a 30-foot front yard and 10-foot sides. And where a residential lot abuts the Corps of Engineers property line, the side and rear yard minimums do not apply, which is generous, but only on the condition that the sewage system sits wholly on private property. On a shallow lakefront lot that condition decides where the building can go, so we resolve the septic layout before fixing the footprint.
