Does Macon-Bibb actually inspect a barndominium, or can I build one uninspected?
It inspects. Macon-Bibb County Building and Fire Safety permits and inspects across the whole county, and its published code adoption puts every application submitted from 1 January 2026 under the 2024 International Residential Code with Georgia Amendments. That matters even in the parts of Georgia where nobody inspects, because under Georgia law the mandatory codes apply whether or not a local government enforces them. Here you get an inspector as well, which is the version that holds up at resale, at appraisal and at an insurance claim.
What wind speed will you design the frame to?
The one Macon-Bibb gives us in writing. Georgia's Table R301.2 is a fill-in table: the state leaves the ultimate design wind speed, seismic category, frost depth and snow load for each jurisdiction to supply, and Macon-Bibb has not published its version. So we ask Building and Fire Safety for the figures on the parcel and hand them to the engineer. We will not quote you a number off a national map and call it the adopted value, because that is the number your building would then be built to.
How much land do I need in Bibb County?
One acre, with at least 150 feet of width at the building line, in both the A Agricultural and the RR Rural Residential districts. Unusually for Georgia, the acreage does not go up when you are on septic; the resolution asks for 43,560 square feet whether the lot is served by septic and a well, by septic alone, or by public sewer. A single-family detached dwelling is permitted by right in both districts, so there is no rezoning and no conditional use hearing. Coverage is capped at 25 percent of the lot and height at 35 feet.
Will the zoning ordinance stop me putting metal on the outside?
Not on a site-built house. There is a rule in the Macon-Bibb resolution banning corrugated metal roofs and ribbed or corrugated metal panel siding, and people do find it when they search the code, but it sits inside Section 23.01.08, which governs manufactured homes. The resolution sets no exterior material standard for a site-built single-family dwelling in the A or RR district. If your land is inside a subdivision, private covenants are a separate question from zoning and worth reading before you buy.
How long does the paperwork take, and what does the county charge?
Zoning comes first: Macon-Bibb Planning and Zoning issues the zoning compliance form and approves the site plan, and the building permit application is not complete without both. Then a full plan set including mechanical, electrical and plumbing goes to Building and Fire Safety with a $150 plan review fee, and the county states a maximum plan review time of 5 business days. The permit fee itself is calculated off a county-set valuation of $63 per square foot of heated area and $15 per square foot of unheated area, at $4 per thousand above $8,499.99, plus $35 for each trade on the application.
Why does the foundation quote change between two parcels in the same county?
Because Bibb County sits on the Fall Line. North of it the ground is rolling Piedmont over crystalline rock, thin topsoil on the slopes and red clay subsoil underneath. South of it the county flattens into Coastal Plain sediments. A clear-span barndominium frame pushes its whole roof load down through a small number of column bases rather than spreading it along stud walls, so the bearing capacity under those bases decides the footing. Fifteen miles across Bibb County can genuinely mean a different foundation under the same drawing, which is why we get a site-specific evaluation rather than reusing the last one.
