Barndominium vs a House: What Actually Costs Less?
Putting two dollar-per-square-foot numbers side by side does not work, because only one side of that comparison has a real survey behind it. So this page runs it the other way round: conventional construction is measured stage by stage by NAHB and the Census Bureau, and those figures bound how much of a house's cost a barndominium is even in a position to change.

Bottom line up front
- NAHB's 2024 construction cost survey puts framing at 16.6 per cent of construction cost, exterior wall finish at 5.7 and roofing at 3.9 — about a quarter of the bill, and that quarter is the whole of what this building type is in a position to change.
- So the saving is real and smaller than the internet says. A free shell would still leave three quarters of the cost exactly where it was, and interior finishes alone are 24.1 per cent in the same survey.
- In Georgia several counties take part of it back by name: Bartow, Walton, Hall and Jackson each set a minimum roof pitch, Walton adds two porches and an enclosed garage, and a clear span has to be engineered under IRC R301.1.3 where Carroll County exempts a conventional dwelling of any size.
What actually moves the number
Finish level, not framing method
In NAHB's 2024 Cost of Construction survey, interior finishes are the single largest stage of a conventional house at 24.1 percent of construction cost, ahead of major system rough-ins at 19.2 percent and framing at 16.6 percent. Interior finishes alone are about the same size as everything a barndominium can change. Cabinets, flooring, drywall, trim and paint cost the same whatever holds the roof up, and the finish schedule is the one lever the buyer controls completely.
How much of the building you are actually replacing
Add up the NAHB line items a clear-span or post-frame building substitutes for and you get the whole framing stage at 16.6 percent, the exterior wall finish at 5.7 percent and the roofing at 3.9 percent. That is roughly 26 percent of construction cost. Foundation, plumbing, wiring, HVAC, insulation, interior finish, windows, permit and impact fees are all still there. Even a free shell would leave about three quarters of the bill standing.
How much of the floor area is heated
Unfinished shop space genuinely costs less than conditioned living space, and one Georgia county puts a number on it: Jackson County's building permit fee schedule charges twenty cents per square foot on heated space and ten cents per square foot on unheated. That is a county pricing unfinished area at half. It also means a low blended figure across a building that is half shop describes neither half, so compare living-space cost against living-space cost.
The engineer's stamp on the frame
A clear-span or post-frame structure fits none of the prescriptive standards listed at IRC R301.1.1, so R301.1.3 applies and those elements have to be designed to accepted engineering practice. Carroll County has required a Professional Engineer Letter of Approval at every barndominium inspection since 1 August 2021, while its own Code Sec. 18-15(d)(4) says single-family dwellings of any size need neither an architect nor an engineer. Walton County requires stamped engineered plans for every barndominium. This is a cost the conventional house next door does not carry.
What a conventional house costs, and where the money goes
Two different datasets do two different jobs here. NAHB's builder survey is the only source of a stage-by-stage breakdown. The Census Bureau's Survey of Construction is the one with enough sample to give a regional figure.
The national average, and the stage breakdown behind it
NAHB's 2024 Cost of Construction survey puts average construction cost at 428,215 dollars on an average finished area of 2,647 sq ft, or about 162 dollars per square foot, which the survey calls the highest in its history. The eight construction stages break down as interior finishes 24.1 percent, major system rough-ins 19.2 percent, framing 16.6 percent, exterior finishes 13.4 percent, foundations 10.5 percent, site work 7.6 percent, final steps 6.5 percent and other costs 2.1 percent.
The regional benchmark that applies to Georgia
NAHB's analysis of Census Bureau Survey of Construction data for 2024, published in October 2025, puts the median for a custom, contractor-built home at 166 dollars per square foot nationally and 155 dollars per square foot in the South Atlantic division, which is the division Georgia sits in. Built-for-sale homes ran 153 dollars nationally and 147 in the South Atlantic. Both figures exclude the value of an improved lot and the cost of lot development, which is what makes them usable as construction numbers.
Framing has been shrinking as a share of the bill
The same NAHB survey records framing falling from 20.5 percent of construction cost in 2022 to 16.6 percent in 2024, the lowest since the current breakdown was first measured in 2013, while exterior finishes rose from 11.8 to 13.4 percent and rough-ins from 17.9 to 19.2 percent. That trend runs against the barndominium argument rather than for it. The one stage a different framing method can move has been getting smaller, and the stages it cannot move have been getting bigger.
What these numbers are, and what they are not
The NAHB survey states in its own caveats that it shows percentage breakdowns for a typical home built by a subset of NAHB builders, that usable responses came from 41 builders, and that the sample is not large enough for a geographic breakdown. So there is no Georgia stage breakdown in it and none can be derived from it. It is also a survey of conventional single-family homes rather than of barndominiums. It is cited here for the shape of a conventional house's cost, which is exactly the thing a comparison needs.
Testing the claim: how much can a barndominium actually change?
This part is arithmetic on NAHB's own published line items rather than an estimate, so you can check it.
About 26 percent of construction cost is addressable
A clear-span steel or post-frame building substitutes for the framing stage, which NAHB puts at 16.6 percent and which includes framing, trusses, sheathing and structural metal; for the exterior wall finish at 5.7 percent; and for the roofing at 3.9 percent. Added together that is roughly 26 percent of construction cost. Nothing else in the survey changes because the frame changed.
What stays exactly where it was
Foundations at 10.5 percent, because both building types need one. Major system rough-ins at 19.2 percent, because the plumbing, wiring and HVAC are the same. Interior finishes at 24.1 percent. Windows and doors at 3.7 percent, priced by the opening rather than by what surrounds it. Site work at 7.6 percent, which in the NAHB breakdown carries the building permit fee, the impact fee and the water and sewer fees, all charged on the dwelling either way.
So a free shell would still leave three quarters of the bill
That is the honest form of the answer. A barndominium does not make the shell free, it makes it cheaper, so the saving is a fraction of that quarter. Set against a South Atlantic median of 155 dollars per square foot for a contractor-built home, the difference is genuine and it is nothing like the discount the internet describes. Anyone budgeting on the assumption that a different frame halves the cost of a house is budgeting from the wrong end of the building.
Why no barndominium cost-per-square-foot figure appears on this page
Because no survey of barndominium construction cost with a stated methodology and sample exists to cite. The numbers in general circulation are aggregator estimates, and two of them mislead in specific ways. A kit price is a frame and an envelope with no slab, no rough-ins, no insulation and no interior, so setting it against a finished construction cost is not a comparison. And a blended figure across a building that is half unfinished shop reads cheap precisely because half of it is unfinished, which describes neither half.
Where the saving is real
It comes from two specific places, and neither of them is that metal is cheap.
Clear-span structure gives open volume with nothing to remove
A clear-span rigid frame or a post-frame building carries roof and wind load on perimeter columns with nothing load-bearing in between. A column-free great room with exposed structure is what the building already does. In stick framing the same room means taking out bearing walls and carrying their load on engineered beams, which is a priced addition. No published study puts a percentage on that difference, so none is quoted here, but the mechanism is not in doubt.
Unfinished space costs less, and a county fee schedule proves it
Jackson County's building permit fee schedule charges twenty cents per square foot on heated space and ten cents per square foot on unheated space. On a building with 3,000 sq ft conditioned and a 2,000 sq ft unheated shop, that fee is 800 dollars rather than 1,000. It is a permit fee rather than a construction cost, so it is directional rather than a ratio, but it is a public authority pricing unfinished area at half and it is checkable in one click.
One roof, one foundation, one set of utility runs
The genuine structural economy of the building type is consolidation: living space and workshop inside a single envelope on a single foundation, instead of a house and then a separate outbuilding with its own slab, its own roof and its own service run. That is a real saving against the two-building alternative. It only pays if the shop is something you actually wanted, which is worth being honest with yourself about before the drawings start.
Where the saving is not: the frame has to be engineered
This is the counterweight, and in Georgia two counties have written it down in their own documents.
The prescriptive path does not fit a clear span
IRC R301.1.1 permits construction to the prescriptive provisions of the AWC Wood Frame Construction Manual, AISI S230 for cold-formed steel framing, ICC 400 for log structures, or Georgia's Appendix AY for ungraded lumber in accessory structures. A clear-span rigid frame or a post-frame building fits none of them, so R301.1.3 applies: elements exceeding the limits of Section R301 or otherwise not conforming to the code have to be designed in accordance with accepted engineering practice. The feature that makes it a barndominium is the feature that takes it off the prescriptive path.
Carroll County wrote both halves of the sentence
Carroll County publishes a one-page sheet titled Carroll County Barndominium Requirements which opens by stating that as of 1 August 2021 the county requires a Professional Engineer Letter of Approval for all inspections on barndominium homes, and lists that letter at foundation, framing, rough, power and final, plus a letter of approval for the complete project. The same county's Code Sec. 18-15(d)(4) reads: single-family dwellings, regardless of size, shall require neither a registered architect nor engineer. One county, two rules, drawn by the county itself. Walton County reaches the same place from the other direction, requiring stamped engineered plans for every barndominium in its 2026 residential building packet.
The honest version of the comparison
A conventional house is not a zero-design building. NAHB's survey carries an architecture and engineering line inside its site work stage at 1.5 percent of construction cost, averaging 6,480 dollars. What the code requirement adds is a structural engineer's design and stamp on the frame itself, on a building that a county like Carroll would otherwise exempt from any design professional at all. That is an additional cost rather than a substituted one, and it is worth pricing before the comparison is made rather than after the plans are rejected.
Appraisal, resale, insurance and maintenance
The cost of building is only half the comparison. The other half is what happens afterwards, and this is where the two building types genuinely diverge.
Both mortgage giants make it hinge on comparable sales, not on the building
Freddie Mac's Seller/Servicer Guide names the building type directly: Section 5605.5(e) lists barndominiums and shouses among non-traditional property types, and requires the appraisal report to include comparable sales demonstrating that the subject's dwelling type or style is marketable, with traditional homes usable as comparables where the appraiser identifies the differences, adjusts for them and supports the choice. Fannie Mae does not name the building type; its Selling Guide at B4-1.3-05 covers it under unique or nontraditional housing, alongside earth houses, geodesic domes and log houses, and makes eligibility turn on the appraiser having adequate information to develop a reliable opinion of market value. B4-1.3-05 adds that comparables need not share the subject's design and appeal, and B4-1.3-08 requires three closed comparables while permitting older sales and sales from competing neighbourhoods where the appraiser explains why, naming rural areas with limited transaction activity. Neither refuses the construction type. Both refuse a file the appraiser cannot support, which is why finding one who has handled the building type matters more than the rule does.
Why the comparables are likely to be thin in the first place
This is a structural argument rather than a measurement, because nobody publishes a count of barndominium sales by Georgia county. What is measured is the wider pattern. NAHB's analysis of Census Bureau Survey of Construction data on 2025 starts puts vinyl siding at 27.7 percent of new single-family homes as the principal exterior wall material, stucco at 24.1 percent, fibre cement at 22.6 percent, brick or brick veneer at 16.8 percent and wood at 5.9 percent, with all other materials together under 2 percent. Metal does not appear as its own category in that breakdown at all. An appraiser hunting three recent closed sales of metal-clad houses in one market is searching inside a residual smaller than a fiftieth of national starts.
Where a Georgia appraiser goes to find them
Georgia records transfers centrally, which is a genuine advantage here. A PT-61 real estate transfer tax form must be completed and the tax paid before a deed or security instrument can be recorded with the Clerk of the Superior Court, and the Georgia Superior Court Clerks' Cooperative Authority maintains the resulting PT-61 Index, which it describes as real-time sales and tax data based on the official source of property transfer tax data in Georgia, carrying sales price and naming appraisers among its users. Access runs through a GSCCCA account. Worth knowing what it does not do: it records the transfer, not what the building is made of, so identifying which of those sales is a comparable is still the appraiser's work.
Resale, without a number attached
No study of barndominium resale in Georgia exists to cite, so no percentage appears here. What can be said is that the buyer pool for an unusual house is smaller than for a conventional one and how much smaller depends on the local market, that a documented permit file, inspection record and engineer's stamp are what make the next buyer's lender comfortable, and that in a county with no inspection department the seller has to assemble that evidence themselves after the fact. It is also why meeting a county's appearance standards cuts both ways: it costs more to build and it widens the pool of people who will buy it.
Insurance is a documentation problem more than a premium problem
Carriers rate on construction class, replacement cost and loss history. An engineered frame with stamped drawings, a documented roof attachment schedule and an inspection record gives an underwriter something to work with. The practical friction is replacement-cost estimation, because standard residential cost estimators are built around conventional framing and cladding, so the metal-building replacement cost is the figure most likely to come out wrong in either direction. The same paperwork that settles the appraisal settles this.
The maintenance comparison is narrower than either side claims
A Metal Construction Association study published in October 2018 on low-slope unpainted 55 percent Al-Zn coated standing seam roof systems concluded that a roof built today to best practice in a wide range of environments can be expected to last in excess of 60 years, with the butyl sealant at laps and joints as the deciding factor in end of life and 400 series stainless fasteners needing replacement before it. That is a specific assembly, not every metal roof, and it does not cover exposed-fastener panel. Set against it, the NAHB and Bank of America Home Equity life expectancy study of 2007 puts asphalt shingles at about 20 years and calls brick, vinyl, engineered wood, stone and fibre cement siding lifetime materials. So the roof advantage is large and the wall advantage is not, and a metal envelope's maintenance is concentrated in its fastenings and sealed joints rather than in its surface.

What's different about Georgia
Four counties set a minimum roof pitch, and pitch is frame geometry
Bartow County's zoning ordinance at Sec. 10.1.4 requires a minimum 5:12 roof pitch on any single-family dwelling, and the county's own permitting procedure sheet makes confirming it a step at the zoning counter before an applicant reaches building inspections. Walton County's land development ordinance also sets 5:12, plus roof overhangs no less than 12 inches including the gable ends. Hall County requires 4:12 on all roof surfaces and a minimum 6-inch overhang along all sides. Jackson County sets 3:12. A great many stock packages are quoted at 1:12 or 2:12, and pitch cannot be raised after fabrication because it changes the frame, not the finish.
Walton County's appearance standards rewrite the elevation
Walton County requires a minimum 6 ft by 8 ft front porch and a minimum 6 ft by 8 ft rear porch with steps to grade, front and rear entrances recessed at least 5 feet under a roof or trellis, an attached or detached enclosed two-car garage at 5:12 pitch, and every exterior wall section wider than 25 feet broken by a recess, protrusion or fenestration. Bartow County separately requires porches or landings of at least 5 feet by 5 feet on two sides. A compliant building in Walton looks considerably more like a conventional house than the catalogue elevation does, and it costs more like one.
Minimum heated floor areas can force a bigger house than you wanted
Coweta County sets a minimum floor area of 1,725 sq ft per unit in Rural Conservation and across its rural residential development types. South Fulton requires 1,800 sq ft on the ground floor below two storeys on AG-1 land, where the old Fulton County rule for the same district stated there was no minimum at all. Jackson County requires 1,400 sq ft of heated gross floor area, and its definitions exclude garages, unheated basements and attic storage from the count. Walton County sets 1,400 sq ft, Bartow County 1,200 sq ft with an express rule that a later addition cannot be used to reach it. Small living quarters attached to a large shop is the plan these numbers stop.
Metal cladding is allowed in most of Georgia, and restricted in three named counties
This gets reported wrongly more often than anything else about the building type. Dawson County prohibits vinyl, metal and EIFS stucco exterior wall cladding in five residential districts, including the 1.5-acre sub-rural district, but not in its RA or RRE districts. Walton County's approved roof list admits standing seam but not corrugated, and prohibits vinyl and aluminium siding. Hall County requires standing seam or corrugated that simulates standing seam, and admits metal walls only as painted or vinyl-covered lap siding. Jackson County expressly permits non-corrugated metal siding. In every case the rule is about the skin, not the steel frame, and where it applies it moves the envelope cost toward the conventional house's number.
Not every Georgia county inspects, and the gap shows up at appraisal
Under O.C.G.A. section 8-2-25(a) the mandatory state codes apply whether or not a local government chooses to enforce them locally, and jurisdictions may select which of them they enforce. Some counties operate no building inspection department, so a buyer can meet no permit process and no inspector while the 2024 code still legally applies. The building that results has no permit record, no inspection record and no engineer's stamp, and that absence surfaces at appraisal, at the lender's file review and at resale rather than during construction. The counties that do inspect are the ones that hand you the paperwork. Paulding County enforces all nine mandatory codes plus two permissive ones; Forsyth County reviews and inspects everything, so the engineering requirement is settled at plan review.
Pros and cons, honestly
Pros
- The clear-span structure gives you an open, column-free interior as a by-product of how the building works, rather than as an engineered beam you pay extra for.
- Unfinished shop space genuinely costs less than conditioned living space, to the point where Jackson County's permit fee schedule prices unheated area at half the rate of heated area.
- Living space and workshop under one roof, on one foundation, inside one envelope and on one set of utility runs is a real saving against building a house plus a separate outbuilding.
- A properly specified standing seam roof is a very long-life assembly. The Metal Construction Association's 2018 study projects in excess of 60 years for the system it examined, against about 20 years for asphalt shingles in the 2007 NAHB life expectancy study.
- The secondary mortgage market has a written route for this. Freddie Mac's Seller/Servicer Guide names barndominiums and shouses as non-traditional property types at Section 5605.5(e), and Fannie Mae's Selling Guide treats unique and nontraditional housing as eligible without requiring comparable sales to share the subject's design and appeal.
Cons
- The saving is bounded by arithmetic. Framing at 16.6 percent, exterior wall finish at 5.7 percent and roofing at 3.9 percent in NAHB's 2024 survey come to about 26 percent of construction cost, and the other three quarters do not move.
- Interior finishes at 24.1 percent are about as large as everything the framing decision can reach, so a finish schedule heading upmarket erases the advantage on its own.
- A clear-span or post-frame structure has to be engineered under IRC R301.1.3, and Carroll County's own ordinance exempts conventional single-family dwellings of any size from needing an architect or engineer at all. That is a cost the house next door does not carry.
- Bartow, Walton, Hall and Jackson counties all set a minimum roof pitch, and Walton adds two porches, recessed entrances, articulated walls and an enclosed two-car garage. Meeting those makes the building cost more like a conventional house.
- Minimum heated floor areas in Coweta, South Fulton, Jackson, Walton and Bartow counties can require more finished square footage than the buyer wanted, at finished-space cost.
- Comparable sales are genuinely thin. Metal does not appear as its own category in Census Survey of Construction data on exterior wall materials, where everything outside the five named materials totals under 2 percent of starts.
- Land, clearing, fill, drainage, septic and the length of the utility run sit outside every figure on this page, for both building types, and they are the least predictable part of a rural build.
