Can I actually build a barndominium on acreage inside South Fulton, or do I have to go out to a county?
You can build inside the city. South Fulton kept an agricultural district when it wrote its own zoning ordinance in December 2020, and AG-1 allows a site-built single-family detached home by right on one acre with paved-road frontage, three acres if the frontage is on an unpaved road. That is unusual for a metro-Atlanta city of this size. The practical limit is supply rather than permission: as of late August 2026 only five parcels in the whole 10 to 20 acre band were on the market inside the city. If you want twenty acres at exurb prices, Coweta and Carroll are the honest answer. If you want one to ten acres and a twenty-minute drive to the airport, South Fulton is a real option.
Is there a minimum house size in AG-1?
Yes, and it is the rule that catches most barndominium buyers here. Table 4-1 of the zoning ordinance requires 1,800 square feet of heated space on the ground floor for a single-storey house in AG-1. Go to two storeys and the requirement is 2,000 square feet total with 1,200 of it on the ground floor. Unincorporated Fulton County's AG-1 has no minimum heated floor area at all, so a plan that works on one side of the city line may not work on the other. If your heart is set on a 1,400 square foot single-storey build, that needs a variance, and we would rather tell you that before you buy the lot.
Does the city inspect, or does Fulton County do it?
The city. South Fulton incorporated in 2017 and now runs its own building department: Community Development & Regulatory Affairs, Development Services division, working from the Service Center on Fulton Industrial Boulevard. Plan review, permits and field inspections are all city functions, scheduled through the city's online portal, and an inspection requested before 4 p.m. can be assigned the next business day. The one thing that stays with the county is the septic permit, which goes through the Fulton County Board of Health.
Our parcel is zoned agricultural. Doesn't that make it exempt from the building code?
No. Georgia's farm building exemption is written narrowly: the structure has to be designed to Natural Resources Conservation Service standards, used for manure storage, animal mortality composting or winter feeding, and expressly not used for residential purposes. A house is a residence no matter what the parcel is zoned or how the county assesses it, so the exemption cannot reach it. On top of that, South Fulton enforces the code locally, so the question is academic here: you will be pulling a permit and taking inspections either way.
Can the outside be metal?
Almost certainly, but the specification matters. Section 406.01 of the zoning ordinance prohibits vinyl siding, aluminium siding and synthetic stucco on residential buildings across the whole city. Steel is not named in that prohibition. Barndominium exterior packages are often quoted simply as metal siding without the alloy being pinned down, so we get the panel spec in writing and confirm it with the city before anything is ordered. It is a cheap phone call and an expensive mistake.
What else slows a permit down on a rural South Fulton lot?
Three things, all of them site conditions rather than paperwork. Trees: the city requires 20 tree units per acre left standing after construction, tree fencing from the moment clearing starts, and a meeting with the City Arborist if a specimen tree sits in your footprint. Water: if you are within 2,000 feet of the Chattahoochee, which forms much of the city's western edge, you need Atlanta Regional Commission river corridor approval, and anything in a flood hazard area has to sit at least three feet above the flood elevation with a certificate holding your certificate of occupancy. Septic: the Fulton County Board of Health approval has to be in hand before the building permit issues, and the perc result can push your minimum lot area above the one-acre zoning floor. We sequence all three at the front of the project rather than discovering them at inspection.
